I have a personal checklist for Airbnbs too (after some bad experiences).

That's a good one for me to add (especially if traveling with pets or kids): before unloading the car, check the whole property.

Glad you're doing all right despite the disappointment!

I'll paste here (which will likely omit formatting):

Private entire place (not just a room within a home where someone is living)

Instant book

1-bedroom

Air conditioning / heating

Kitchen

Internet

parking?

Wifi

English-speaking host (unless a translator is with us)

If bringing [our cat]:

Need a separate room where we can contain her.

Can't have balconies and other areas that she might hurt herself from when on drugs. It's exhausting to watch her and worry about her.

Thermostat that we can control?! This important for corneas too. And good sleeping.

Good reviews

Our experience of a city will be severely affected by internet speed, so be sure to find the actual speed from the host or comments.

Affordable total final price

Check-in time and check-out time (and what about luggage storage?)

Fridge with freezer

Microwave

What other kitchen stuff?

Linens and towels included

Dark bedroom

Bed is queen or larger

Is the shower what we’d expect? (not just a tub, not hand-held)

Not higher than 3rd floor (unless has elevator big enough for us + luggage)

Location is safe, quiet, and convenient

No smoking

Do we need washer/dryer?

No sketchy fees or huge deposit?

Good cancellation policy?
